UPDATE 27 November 2017
There is to be a public inquiry held in our village. Barristers representing Redrow and Flintshire County Council will present the cases to the planning inspector.

10th December 2017 10:00am
Royal British Legion, Penyffordd

Please come along if you can and show how strongly the village feels.

Redrow have now appealed the decision to refuse planning permission and are claiming costs. More information on the news update: http://www.penyfforddcommunity.org/news/2017/5/13/redrow-appeal

The application was unanimously refused planning permission at committee on 12th April 2017 for the following reasons:

- Outside the Settlement Boundary

- Incursion into open countryside

- Uncontrolled development

- Premature ahead of the LDP process

- Significant detrimental impact on the cohesiveness of the community

- Against the principle of sustainable development

- Risk of flooding

OBJECTIONS
1. If you objected to the original or revised applications, your objection will be included in the appeal documentation and considered by the inspector - you don't need to do anything.
2. If you haven't objected, there is still time. You can write to the inspector quoting the reference about within 6 weeks from the 5th June 2017.

WHAT HAPPENS NEXT?
The inspector is an independent planning professional who will consider the evidence from a planning perspective. There will be a public inquiry, probably over 3 days, expected to be in November and hopefully held in the village, at either the Legion or Institute. Residents and Councillors will have the opportunity to speak, as well as Redrow and Flintshire County Council representatives.

Because of the size of the proposed development, the ultimate decision will be made by Welsh Ministers.

We will update when we know more about the details of the inquiry.
